Every home has a list of projects an owner could pour money into before selling. The hard part is knowing which ones a buyer will actually pay you back for, and which ones just quietly eat your profit. Before you grab a paintbrush or start tearing out the kitchen, there are three things worth understanding, because the right upgrades help you sell faster and for more, and the wrong ones can turn buyers off before they even walk through the door.
Start by skipping the expensive mistakes. The instinct is often to go big: a high-end kitchen remodel, luxury landscaping, or, worst of all, a project left half-finished. Those usually don’t pay off. According to the latest Cost vs. Value Report, a major upscale kitchen remodel returns just 36% of what you put into it, meaning for every dollar you spend, you get back less than 40 cents.
Buyers want a home that feels clean, complete, and move-in ready, not a work in progress. So if you start a project, finish it. That missing cabinet or half-done tile job can cost you more at the negotiating table than it would have cost just to complete it.
Next, put your money where first impressions are made. This is where the return really shows up. Garage door replacements can return up to 268%, making them the highest-return project in the country for the second year running. A new steel entry door lands around 216%. Inside, the smart move is mid-range, not top-of-the-line: a minor kitchen remodel is returning about 113% right now, with the emphasis on minor, compared to just 36% for a major one.
From there, small touches add up: tidy the yard, replace worn carpet, and stick to light, neutral paint. Most buyers decide how they feel about a home before they ever step inside, so the dollars you spend on curb appeal and freshness do double duty.
Finally, don’t cut corners on the contractor. The right one can make a project, and the wrong one can wreck it. Ask friends and neighbors for referrals, check local Facebook groups, or look at the Better Business Bureau’s directory. Any of us on the team are always glad to point you toward quality vendors we trust.
Once you have a few names, get at least three written quotes, confirm each is licensed and insured, and ask to see photos of recent work. We’ve heard too many horror stories: contractors who ran off with the money or botched the job so badly it had to be paid for twice, and getting the right person in from the start is what prevents that.
Every market is different, and the projects that pay off in Tacoma depend on your home, your timeline, and what buyers in your area want right now.
