The South Sound market is sending mixed signals this fall. Listings are piling up, homes are lingering longer, and mortgage rates have climbed again, yet prices have barely moved. In our October South Sound market update, we focus on Pierce County, the region’s hub, and examine what the latest five-year trends reveal about where the market truly stands.

Prices are holding steady. The median sale price in Pierce County is now $564,700, about 3% higher than a year ago. Over recent months, values have moved sideways, edging up in some periods and down in others, but prices have held steady.

Homes are also selling, on average, at 100% of their last list price. The emphasis on last list price is deliberate, since the typical home now goes through about two price reductions before it sells. Buyers are clearly price-sensitive, but once a home is appropriately priced, they remain willing to pay the asking price.

Homes are taking longer to sell. Days on market have stretched to 27, and pending sales are down 6% compared with this time last year. The more telling figures sit side by side on the inventory chart. Homes for sale are up 26% year over year, while homes sold are down 14%. That gap is now wider than at any point in the past five years, meaning buyers have far more options than they’ve had in quite some time.

“We're not seeing a crash. What we're seeing is an affordability squeeze.”

A squeeze, not a crash. What stands out is that prices are holding even as supply expands. We aren’t seeing a crash. What we’re seeing is an affordability squeeze. Months of inventory provide useful context here.

Six to seven months typically signals a neutral market that favors neither side; fewer than six points to a seller’s market, and more than seven points to a buyer’s market. Pierce County currently sits at four months. That’s still seller’s market territory, yet it represents more inventory than the county has carried at any time in the last five years.

Rates are driving affordability. Interest rates remain the central force behind the affordability squeeze, having recently jumped above 7% with projections pointing to further gradual increases. As a result, we don’t expect significant shifts in home values in the months ahead. Prices will likely remain relatively flat, with little appreciation and perhaps a modest dip, though no one can predict the market with certainty.
